Did you know our innovative soil stabilization solutions can reduce excessive seasonal foundation movement at a fraction of the cost of piers?
“The change is permanent and the clay mass becomes insensitive to variations in moisture. When well compacted it can provide for bearing equivalent to solid rock.”
— USDA Forest Service, Federal Highway Administration & USDOT
Warning signs of foundation problems
Indications of minor foundation shifting include doors and windows that do not open and close properly; stress lines or hairline cracks in walls—usually around doors, windows and corners; cracks in mortar between bricks.
If ignored, these symptoms could lead to broken pipes—a major, painful attack on your pocketbook and your property.
Our Solutions
Chemical Injection
Lee Engineering is a licensed applicator of Condor® SS - an environmentally friendly chemical soil stabilization product injected into the soil to reduce or eliminate the swelling and shrinking that commonly results when soil with significant clay content becomes wet and subsequently dries. Condor SS is backed by a 10 year and lifetime warranty.

Foundation Drip
Lee Engineering has developed an innovative foundation soil stabilization system that monitors weather conditions; it distributes water as needed to keep soil moisture consistent. This efficient system delivers water underground for lossless distribution of moisture.
Our system controls moisture much more precisely than you can hope to accomplish with a soaker hose or sprinkler system, and far less water is wasted due to surface evaporation.
When to take action
Regardless of the current state of your foundation, now is the time to seek stabilization help. If you already see signs of damage, our system can sometimes reverse that trend.
If you are considering installation of expensive piers, talk to us first. Otherwise, your unstable soil conditions may move your foundation despite the piers. You don’t want temporary fixes, especially costly ones. Piers only stop a house from sinking. Condor SS stops a house from rising due to the wet soils beneath your foundation.
If you don’t yet see signs of foundation damage, but you live in a North Texas home, think about taking preventive action. A solid foundation with a soil stabilization system can be a major selling point someday, when you decide to change homes.
